The Funds are open to Wholesale Investors only.

To qualify as a Wholesale Investor, you must be a wholesale client or sophisticated investor as defined in section 761G and 761GA of the Corporations Act, and either:

Invest $500,000 or more with the Fund: or

Provide a qualified Accountant’s certificate confirming you either: have net assets of at least $2,500,000 or have a gross income of at least $250,000 for each of the last two (2) financial years.
​Tim James
Managing Director & Responsible Manager
Tim is Managing Director and Responsible Manager of Avalon. Tim has bachelor degree qualifications in Accounting and Property Valuation.
​
Tim has been in the property and finance industries for 30 years and has honed his property skills writing and managing over $600m in property loans, mostly in construction. Tim has been working in asset and funds management for the past nine years.
Kyle Kettlewell
Director & Portfolio Manager
Kyle is a Director and Portfolio Manager of Avalon. Kyle has a Bachelor of Economics - Business Industry and International Trade Finance.​

Kyle has a background in law and compliance, with his experience spanning regulatory oversight and portfolio management. His analytical insight combined with a strong governance focus leads to effective risk management.
Our People
Paul Niederer
Director
Paul is a non-executive director of Avalon. Paul holds a Bachelor of Commerce – Accounting and has extensive Australian and international fund-raising experience.
Paul has presented on funding and compliance to the Securities and Exchange Commission, Financial Industry Regulatory Authority, the British Parliament and a score of regulatory bodies worldwide.
Luis Garcia
Responsible Manager
Luis is a Responsible Manager of Avalon. Luis has a Master of Business Administration, Diploma of Financial Advising and is a CPA. Luis has been in senior management in a number of property funds including managing director of a fund with $1.5 billion funds under management.
Luis is also currently a Responsible Manager of a leading property investment fund specializing in industrial and commercial property.
